Our client is engaged in the planning and development of large scale, integrated estates having a mix of use for the sale of residential lots and buildings, office buildings and commercial and industrial lots, leasing of commercial and office spaces and the development, operation and management of hotels and resorts. The Company also develops commercial and industrial parks and is also engaged in property management, construction and other businesses like retail and healthcare.

Qualifications:

  • With 15 - 20 years of experience in Property Management
  • With good leadership skills - will be handling an estimate of 20 Property Managers
  • Preferably with experience in handling residential accounts
  • Willing to work in Cebu IT Park, Lahug

Duties and Responsibilities:

Job Purpose

  • To supervise, monitor and guide the Property Managers  in the performance of their daily duties.  These duties may be in relation to customer service, daily building operations and resident/ tenant/ merchant related issues with the goal of ensuring superior quality service to our clients.
  • To attend board/ tenant/ merchant relation meetings of all managed properties in area of responsibility.  To attend work sessions/ technical group/ board meetings and ensure that operational inputs and building /operational standards are captured /considered.

FINANCIAL

  • Ensure that all expenses relating to the department are either within budget or with savings
  • Ensure that direct reports conform to their individual operating budgets to be able to avoid an increase in association dues for the Condo Corp/PM fees.

BUSINESS DEVELOPMENT

  • Continuously seek possible business opportunities allied to our operations

CUSTOMER SERVICE

  • Ensure that the Unit meets the service level standards as agreed upon with the principals
  • Encourage sharing of ideas on how to meet customer expectations via staff meetings
  • Monitor Customer Service Helpdesk to ensure that all issues are closed within the specified period of time and that feedback is given to the customer

PLANNING AND MONITORING

  • Ensure that all departmental direct reports are aware of their roles and responsibilities to meet their individual KRAs.
  • Encourage inputs and participation of direct reports in the preparation of the strategic and operating plans
  • Establish action plans for self and/or others to accomplish specific goals
  • Monitor performance of team members according to agreed timetables and work standards for Key Result Areas (KRA).

MANAGING RELATIONSHIPS

  • Forge and build relationships based on mutual trust and respect, with various levels of the organization and with external business partners of the Company.
  • Build strategic relationships with Principals, Clients and critical external networks and alliances to benefit the objectives and programs of the Company

LEADERSHIP

  • Set directions for the Unit aligned with the Company’s Vision, Mission and Objectives and constantly communicate these to the people.
  • Motivate and encourage the unit towards greater effectiveness by providing formal and informal coaching as well as mentoring

ORGANIZING

  • Prepare the team for the present and future endeavors and align them to the Company’s business directions
  • Identify the functional demands of the Unit and identify the right person for the job.

CONTROLLING

·         Develop and execute control measures in all procedures, processes and requests of the Unit

  • Exhibit decisiveness in implementation of Company directions and make relevant analysis and decisions that impact on the strategic plans.
  • Continuously evaluate and assess the impact of decisions on the entire organization.
