Job Description and Qualification:

The Corporate Real Estate Specialist (Lease Management Specialist) is responsible for developing, organizing, coordinating and effectively implementing lease management activities at the corporate level and ensures that such activities contribute to generating contract renewals, midterm negotiation, and resolutions, promote effective relations between Lessors/Lessee and the company, document management, and contract administration. The position closely coordinates with the Network Development unit the in planning and management of lease-related activities. The position further ensures alignment and compliance at the SBU/RBU Level and support units of all established lease related standards and policies.

RESPONSIBILITIES:

Renewal
Facilitate timely lease term renewals for corporate and non-corporate accounts.
Regularly review and recommends inputs on necessary changes in the 

Midterm Negotiations and Resolutions
Liaises with the Lessor/Lessee and SBU/RBU on lease related negotiations.
Manages dispute between the Lessor and the Lessee.
Perform the cost-effective negotiation to best position the company’s business operations as well as investment opportunity by preparing and negotiating terms of agreement.

Lease Management Relations
Builds and develops partnership with key stakeholders (Lessors and Lessee) to achieve long term business growth.
Identifies the problems, needs and wants as well as decision criteria used by the Lessor/Lessee
Resolves simple to complex issues (i.e those that constitute violations in the contractual obligation in nature or those that warrant legal action and/or involving difficult personalities).

Lease Management Compliance and Administration 
Knows and applies office administration standards, systems and procedures.
Complies and implements with set Document Management procedures.


JOB SPECIFICATION

EDUCATION
Bachelor’s Degree in any course, preferably Management

WORK EXPERIENCE
At least one (1) to two (2) years work experience related field with extensive knowledge about real estate and lease contract management. 

COMPETENCIES
Technical knowledge of real estate law and taxes, finance, business, management, lease and contract terms is an advantage.
Must be an efficient communicator and have well-developed negotiation skills to handle real estate related transactions.

WORK CONDITION
Primarily office-based with occasional field work to handle projects and real estate 
transactions.
- Willing to be assigned in Ortigas, Pasig City
- Willing to travel/fieldwork
