Job Description and Qualification:

The Real Estate Manager is responsible for providing overall business development in the brands by ensuring best site selection and acquisition, location leadership and trade area dominance.
The person is accountable for the acquisition, leasing and disposal of properties for the company and its subsidiaries on a national basis. Responsible for handling major real estate projects and assisting the AVP in managing all real estate aspects including the supervision of outside consultants.
Site Mapping

1. Conducts site mapping activity according to the agreed site mapping schedule.

2. Gathers site mapping information 
Site Assessment

1. Conducts site assessment on priority Trade Areas agreed in site mapping activity based on Country Real Estate’s process.

2. Prepares sales forecast for agreed trade areas with complete SF study attachments
Site Sourcing

1. Gathers ownership information from land owners, building administrator, government agencies, neighbors, store keepers, brokers.

2. Finalizes site sourcing information which bears complete site details, tenancy status, business situations, applicable laws and future developments, etc.
Site Negotiation
1. Gathers rental precedence and market rates.

2. Ensures the viability of new stores based on projections. 

3. Prepares negotiation history.

4. Updates negotiation history until both parties agree on all terms and conditions.
Site Documentation
1. Conducts due diligence by securing critical site information such as zoning, line and grade, local ordinance, liens and encumbrances.
2. Prepares final terms and conditions and other contract conditions and ensures that necessary annexes such as TCT, Principal COL, Lot/Building Plan, Utility requirements, signage plan, etc are complete.
3. Compiles all reports, data, correspondences, maps and documents in a TA folder for safekeeping.

4. Coordinates with main office units for payments.

  • Candidate must possess at least a Bachelor's/College Degree , Post Graduate Diploma / Master's Degree, Professional License (Passed Board/Bar/Professional License Exam), Post Graduate Diploma / Master's Degree, Engineering (Electrical/Electronic), Business Studies/Administration/Management, Commerce, Marketing, Others or equivalent.
  • Required language(s): English, Filipino
  • Required technical skill(s): Site Acquisition Mapping & Documentation, Contract Review, Records Management, Financial Analysis, Lessor Negotiation
  • At least 7 to 10 years of working experience in the related field is required for this position.
  • 5 Yrs & Up in Managerial Capacity specializing in Property/Real Estate or equivalent.
  • Technical knowledge of real estate law and taxes, finance, business, management, lease and contract terms is an advantage.
  • Must be an efficient communicator and have well-developed negotiation skills to handle real estaterelated transactions.
  • Willing to do field work (area/region-wide coverage)
  • Must be willing to work in Pasig City
